FIRST, We design modern, efficient, easy-to-build homes– without all the "fluff" that unnecessarily drives up the cost of the home.
SECOND, We prefabricate "BIG" wall and roof panels – up to 40' long and 12' tall. They are highly efficient with siding, windows and doors already pre-installed in our factory!
THIRD, We also deliver a complete finish kit – This includes cabinets, flooring, tile, fixtures, right down to the hardware and every little detail!
FINALLY: We've developed an online design center, so your buyers can quickly and easily choose modern, cool finishes.
THE BUILDING PROCESS – HOW DOES THE WHOLE PROCESS WORK?
STEP 1: DETAILED DESIGN AND ENGINEERING.
After you have decided which home you want to build, we contact your local building department to determine the design and engineering requirements in your area. Engineering requirements are location specific depending on snow loads, frost depth, wind loads, seismic requirements, etc. We then complete the plans and engineering specific for your building location. We send you complete, submit-ready floor plans, stamped structural drawings and engineering calculations, construction documents, detailed instructions, etc. You get everything you need to get a building permit and build the home – from initial permit to final completion.
STEP 2: ONSITE WORK.
After the building permit is issued, your local contractor will complete all the site work: excavation, foundation, etc. We provide the floor plans, engineering and instructions for the foundation and onsite work.
STEP 3: SHELL KIT INSTALL.
We ship you the shell kit. This includes everything you need to complete the exterior of the home: BIG pre-fab wall and roof panels, with siding, windows, etc. already pre-installed. These come up to 40’ long and 12’ tall. When the shell kit is assembled, the home looks completed from the outside. We can also send our crews to assemble the home onsite so it’s completed with siding, roofing, windows, doors, etc. – in just a few days!
STEP 4: ONSITE CONTRACTRORS COMPLETE THEIR WORK.
After the shell kit is assembled, local subcontractors complete the electrical, plumbing, HVAC, insulation and drywall.
These items are not part of the kit and labor and materials are provided by local sub-contractors. These items usually need to be done by licensed professionals in your state. The subcontractors generally install their own products so they can warranty their work.
STEP 5: FINISH KIT SHIPPED AND COMPLETED.
After the drywall is complete, we ship you the “Finish Kit”. This includes everything needed to complete the inside of the home: doors, trim work, hardware, cabinets, countertops, plumbing fixtures, light fixtures, tile, flooring, etc.
This speeds up the finish process dramatically because everything you need to finish the interior of the home is provided in a logical order.
THE FINAL STEP: GET THE OCCUPANCY PERMIT AND MOVE IN THE BUYER.
The buyer gets a modern, highly efficient new home that is considered no different than any other site-built home by lenders, appraisers, building inspectors, etc. The home is built to the same building codes and with the same building materials as any other site-built home (only faster and better). In addition, you get a precision-built, highly efficient home that is built up to 4x as fast and with much less hassle and stress.
THE BIG WALL PANEL SYSTEM – HOW IT WORKS
We utilize a number of different building science techniques so that you get a better built, healthier, more energy efficient home – built much faster.
A HEALTHIER HOME: A common phrase in the building science community is, "insulate tight and ventilate right". We utilize Heat Recovery Ventilators (HRV's), coupled with whole house, HEPA filtration systems to achieve this.
HIGHLY EFFICIENT: Our wall panels come with rigid insulation and a rain screen between the framing and the siding. This provides a number of benefits:
1. Rigid Insulation eliminates "Thermal Bridging". In a standard wall assembly without exterior rigid insulation, thermal bridging occurs where heat and cold transfer from the inside to the outside along the wood studs where no cavity insulation is present. By adding the additional layer of rigid insulation to the outside of the home, we stop the thermal bridging from happening. The result is lower heat loss and l air leakage, which results in up to 50% of the total heating and cooling cost of your home. Your utility bills will be less than a comparable site-built home.
2. Rain screen ventilation. The main benefit of a rainscreen system is that it protects the structure and siding of the building. This process is helped by air continually circulating up through the vented cavity, driving any moisture that penetrates the siding upwards and out at the soffit level before it reaches the building structure. This provides a number of performance benefits including better thermal efficiency, and less maintenance as the structure stays ventilated and dry so no mold can form between the siding and the structural framing.
SUSTAINABLE: Our production method in a controlled environment reduces construction waste by up to 80% over standard built homes. In addition, lower utility bills over the live of the home reduces carbon emissions.
- BETTER BUILT: A pre-fab home is built to a higher degree of accuracy. They are built to stricter tolerances and are more energy efficient. In addition, because factory built components are built to withstand shipping, they are generally built stronger than site built homes. According to the National Association of Homebuilders, "There are tremendous benefits to building parts of the home in a controlled facility. Materials are protected from the weather and used in a more efficient manner."
- BUILT FAST: Our kit homes are completed much faster then site built homes. Total construction time should be less then 90 days.
